EXPERIENCE SUMMARY
I have worked in the construction industry for over 25 years. My father was a Project Manager with Boise Cascade Construction in Northern California. I spent most of my youth working on large residential subdivisions as a laborer, carpenter, superintendent and then assistant project manager. At the age of 22, I started my own construction company in Southern California and became a Class B General Contractor. I was involved in residential remodeling, retail and commercial tenant improvements and property maintenance.
As Project Manager/Estimator with Earth Retention, Inc. I was given the opportunity to expand my knowledge of construction into structural engineering. ERI specialized in retained earth systems and sound walls on government funded highway and road construction projects. We also successfully completed many commercial and residential projects for the private sector. This was a self-supervised position requiring quick thinking, heavy multi-tasking and the ability to make decisions under pressure.
Throughout my career, my primary function has always been managing the overall construction process. My capabilities include all aspects of construction, from assisting the real estate department with site selection and leasing to design and construction. During my recent years in Retail Design & Construction, I have been responsible for the duties of a Project Manager (planning, coordinating, and managing multiple, concurrent, large and small projects) and a Store Planner & Designer (prototypical plans, fixture designs, store layouts and store branding). In addition, I have been responsible for managing a support staff and a team of outside vendors, contractors and consultants.
My diverse knowledge of construction and my strong organizational and communication skills provide me with the capabilities to perform essential functions to personally manage the successful completion of over 250 projects in various retail applications (including regional malls and airports) all across the country. My success is based upon my creative abilities, common sense, strong leadership and team-building skills. Due to the large number of people involved in my projects and their diverse level of sophistication in regards to construction, it was important that I communicate effectively with the contractors in the field, emotionally to my clients and efficiently to my corporate teams and leaders. My experience involves the responsible handling of both corporate and client monies which requires strong estimating skills and careful attention to the bottom line.
ESSENTIAL FUNCTIONS
• Assist with site selection and development of lease provisions and exhibits
• Conduct or review architectural site surveys to determine impact to proposed design
• Manage project resources and develop timelines and budgets, etc. to ensure the project is delivered on-time and on-budget and meets quality standards
• Provide initial project estimates and establish budgets
• Manage inter-departmental relationships at various management levels
• Establish excellent working relationships with clients, vendors, contractors and consultants
• Control the construction bidding process and analyze bids for accuracy
• Negotiate contracts with architects, contractors, subcontractors and vendors
• Develop purchasing procedures, issue purchase orders and handle inventory control
• Develop and approve all project plans including the analysis of engineering documents to verify accuracy and application of specifications and requirements
• Proactively define and monitor project issues and risks and develop mitigation plans
• Revise project work plans as appropriate to meet changing needs and requirements
• Provide direction and guidance to project teams, comprised of internal personnel, outside consultants and clients, to plan and execute their work and to identify and resolve issues
• Reviewed all RFI’s and issue appropriate and timely responses
• Ensure invoices were accurate and processed in a timely manner
• Coordinate the project close-out process and secure final documentation
• Enforce project deadlines and schedules
• Manage multiple projects and priorities at one time
• Successfully design, coordinate and implement open store remodels and relocations
APPLICATION AND ACCOMPLISHMENTS:
• Developed the prototypical store design - specifying new finishes, materials and fixture designs – including in-store and exterior sign and graphics programs - to reduce construction and maintenance costs, enhance functionality for the end user, improve the efforts to build “green†and meet increasingly restrictive building codes
• Established scalable construction processes that could be applied to various types of projects and successfully managed by those with varying levels of knowledge
• Managed construction projects in all major retail environments including regional malls, outlets centers, strip centers, airports and tourist attractions
• Personally manage multiple projects (both large and small) and successfully complete over 40 projects per year
• Remodeled and re-imaged 28,000 square feet of corporate offices at RMCF
• Established purchasing procedures and negotiated national account pricing with vendors
• Established criteria for approval and selection of architects and contractors
• Developed a computerized bidding/estimating system (Excel based) for materials, labor and equipment, which decreased estimating time and increased estimating efficiency
